I was recently in Watermark subdivision in Chandler Az. This is a gated, high-end, lake development. Watermark has homes from 500k – 900k generally. Sellers often wonder why their homes don’t sell for full price. It’s really not a secret. There are only 3 things that affect a house sale.
This house was very nice and really just had small things that keep it from selling. In my opinion, less than 2k in repairs would make the home solid. Yet, the total of all the little things make the whole less desirable. I suppose some would just take it and live with it. Seems to me if you are seeking to buy a 640k house, you might be a bit particular. And if you are a bit particular, why would you buy a used house that feels used.
